This Company offers a comprehensive Property Management service designed to relieve owners of the onerous task of letting a property.

The following major services are available to owners who are anxious to assign a property for letting to suitable occupants.

Full Property Management Service:

The complete service includes the following at a management fee of 12.5% of the agreed gross rental plus 1 week’s rent at the commencement of each new tenancy.

  • Visiting the property, discussing our services and advising on the monthly income
  • Advertising the accommodation
  • Interviewing and selecting suitable occupants
  • Referring suitable occupants to Owner (if requested)
  • Obtaining references for each individual occupant
  • Drawing up of agreements and keeping them up-to-date where applicable
  • Preparing the Inventory of Contents and Schedule of Conditions of each property and taking photos of the interior
  • Collecting the first month's income from the property and substantial damages safeguard deposit
  • Taking meter readings (as required). Notifying the respective service of change of occupancy
  • Arranging telecom transfer charges to be passed on to the occupant(s) where applicable
  • Monthly collection and monitoring of income and payment of bills relating to appropriate services
  • Periodical inspection of property
  • Obtaining final accounts and meter readings at termination of each occupancy where applicable
  • Checking occupant(s) out of property, check contents with inventory and carry out final inspection of property
  • Posting detailed Statement of Account with cheque, if applicable, for monthly income collected less management fee and VAT at the current rate. NOTE: Supervision of maintenance requirements

Property Part-Management Service (Let Only)

This service is available at a special inclusive charge of 50% of 1 month's rent and includes:

  • Visiting the property, discussing our services and advising on the monthly income
  • Advertising the accommodation
  • Interviewing and selecting suitable occupants
  • Referring suitable occupants to Owner (if requested)
  • Obtaining references for each individual occupant
  • Drawing up one pair of tenancy agreements
  • Arranging collection of keys
  • Obtaining one month's income and substantial damages safeguard deposit
  • Post to owner: - references, agreements, monthly income and damages safeguard deposit less our part management charge plus VAT at the current rate

Individual Services (Outside both Management Schemes as required) - Scale of Fees

  • Preparation of Inventory of Contents and Schedule of condition of property (This service includes inspection of property and advice on reasonable letting charge) - £100
  • Inspection of property only and advice on reasonable letting charges - £75
  • Taking meter readings (as required) - £55
  • Checking occupant(s) out of property, check contents of Inventory, carry out inspection of property. Obtain final accounts and meter readings at termination of occupancy - £125
  • Obtain references for each individual occupant/tenant
  • Drawing up one pair of tenancy agreements
